Mortgage Lead List Conspiracy!
A mortgage lead list is a list of prospects who have basically raised their hands saying that they are interested in obtaining a loan. That would be the true definition of a list of mortgage leads. Conspiracy? I don't think so. But it can be confusing... However, a list of mortgage sales leads is not readily available. Even though you will see list companies advertising their 'mortgage lead list'. The reason they are not usually available is because their lists are really a list of prospects and suspects. Not people who have requested a loan, or asked for information on obtaining a loan. I am getting pretty nitty gritty here, but I want to be honest. There is (usually) no such thing as an actual mortgage lead list unless you personally generated mortgage leads and put them into a data base. Some mortgage list companies and mortgage lead generation companies may disagree. It really comes down to semantics. But it can get confusing because when you go to a list company and they say the have mortgage lead lists because you may be thinking you are buying a list of people or businesses that really are interested in obtaining a loan or refinancing, and in actuality you are not. The reason that these mortgage lead lists are not usually available is quite simple. These companies are more interested in selling their mortgage leads individually or dividing them up amongst their loan officers. In other words, if a mortgage lead company is generating leads, they want their agents to follow up on these leads right away. Or, they want to get them into the hand of brokers who are buying mortgage leads from them. So, most mortgage lead lists available are really just complied names and addresses of people who may want a loan. These are prospects or even just 'suspects'. It is possible that a list company or a lead generation company has a mortgage lead list for sale, but it would probably be a list of old and or dead leads. You may want to buy these lists. They will be much cheaper than buying mortgage leads because they are not fresh, and may have been pre-screened as 'not interested' or 'un-qualified', etc. You may be able to get a few loans out of an old 'dead mortgage leads list'. Just use effective direct marketing pre-approach letters and/or packages (promotional items), and you should generate a few qualified mortgage leads. I think I've spent more than enough time on that, don't you agree? OK. What you want is a list of prospects. And from this list of prospects you want to extract qualified mortgage leads, right? Now that we have that figured out, what kinds of lists are available? There are mailing lists of all sorts. You can buy lists of subprime prospects, commercial loan prospects, homeowners, and refinance candidates. You can buy lists that have the exact loan amount that is owed on a home or commercial property, and the bank name. In the commercial arena I can get mortgage lead lists that have the exact date of renewal and you can get lists that are in your area with loans maturing in 30 days or more. These lists are killer. If you provide some killer marketing, you can get a good appointment ratio and close some huge commercial deals. The next important job you have is to send a direct mail mortgage marketing letter, mortgage marketing postcard, or even a unique promotional package. How much to spend depends on what response rate you expect to achieve (shoot low), and what your net profit should be (shoot low again. This way you know how much to spend. Secondly, hire a good copywriter to right your ad copy if you don't know how or are not experienced. It all starts with your list (a list of prospects in this case). But if you create a poorly crafted marketing campaign you should not expect a good response.
